Booking Direct or via Airbnb / Booking.com?

The same apartment, on the same dates, shows three different prices depending on where you click. That is not a glitch: it is the platforms' business model. Here is how it works and how to benefit from it — with the precautions that come with it.

Where the price gap comes from

Airbnb and Booking take commissions and service fees on every reservation — in the range of 14-18% in total depending on the platform. When you book directly with the operator, that commission does not exist, and a serious operator passes part of it back to you.

What the platforms do bring (let's be fair)

Platforms provide a framework: public reviews, tracked messaging, centralised customer service. For an unknown home with an unknown host, that is real value. Direct booking has to be earned: it requires an identifiable operator and verifiable guarantees.

The guarantees to demand before booking direct

• A licensed company: in Dubai, short-term rentals are regulated by the DET; the operator must display its licence. Ours (DED No. 1330103) is at the bottom of every page.
• Proper card payment: never a wire transfer to a personal account. With us, payment goes through a secure Stripe checkout (card, Apple Pay, Google Pay) — the website never sees your card number.
• Verifiable reviews: the same apartments are publicly rated on Airbnb and Booking — our pages link straight to those reviews (including a 9.8/10 and a 2026 Traveller Review Award for the Binghatti Canal).
• Written terms: cancellation, deposit, check-in times — everything must be readable before you pay. Ours are accepted checkbox by checkbox before any payment.
• One synchronised calendar: with a serious manager, the direct calendar and the platform calendars sync in real time — double bookings cannot happen.

The direct bonus: a human

Booking direct also means one person on WhatsApp before, during and after the stay — for a late check-out, a restaurant tip or a hiccup at 10pm. That is the part no platform replicates.

In practice

Always compare: open the Airbnb or Booking page of the home to read the reviews, then check the direct price. If the operator is licensed, the payment is bank-grade and the terms are written, direct is objectively the better deal. That is exactly the journey we built on our five apartments.
