These terms and conditions govern direct bookings made on skylinestaysvacation.com. Your booking is concluded with Skyline Stays Vacation Homes Rental L.L.C, a Holiday Homes company licensed by the Department of Economy and Tourism (DET) of Dubai ("Skyline Stays"). 1. Your booking
- A booking is confirmed only upon receipt of full payment through our secure checkout (Stripe). A written confirmation is sent by e-mail.
- The lead guest must be at least 18 years old and be present throughout the stay.
- The number of occupants may not exceed the maximum capacity stated on the property page. Any undeclared occupant may result in termination of the stay without refund.
2. Prices and payment
- Prices are displayed in AED (indicative equivalents may be shown in EUR/USD) and are all-inclusive: end-of-stay cleaning, linen, water and electricity, Wi-Fi.
- The Tourism Dirham Fee (Dubai tourism tax, AED 10 to 15 per bedroom per night depending on classification) is included in the displayed price.
- Payment is made by card via Stripe; Skyline Stays never sees or stores card numbers.
3. Guest registration (Dubai law)
In accordance with DET regulations, every occupant must provide an identity document before arrival (passport, or Emirates ID for UAE residents) for the official registration of the stay. Access to the property cannot be handed over without it. These documents are processed in accordance with our Privacy Policy.
4. Check-in and check-out
- Check-in from 3:00 pm · check-out by 11:00 am.
- Self check-in or in-person welcome depending on the property; instructions are sent once guest registration is complete.
- Early check-in / late check-out: on request, subject to availability, and may be charged.
5. House rules
- Not allowed: parties and events, smoking indoors, noise disturbance (Dubai residence rules), subletting, commercial use.
- Pets are not allowed.
- Compliance with the residence's rules (pool, parking, common areas) is the guest's responsibility.
6. Cancellation policy

- The reference point is the check-in time on the day of arrival (3:00 pm, Dubai time).
- Refunds are issued to the original card within 10 business days. Payment-processing and currency-conversion fees are not refundable.
- Date changes are treated as a cancellation followed by a new booking, unless otherwise agreed in writing by Skyline Stays.
7. Security deposit
- AED 2,000 for all properties · AED 5,000 for the 2BR Luxury Downtown.
- Taken as a bank pre-authorization via Stripe (a hold, not a charge) placed 48 hours before arrival and released within 5 days after check-out if no damage is found.
- In case of damage: deduction at actual cost with supporting evidence (photos, invoices, quotes), notified to the guest in writing within 48 hours of check-out; the balance is released immediately.
- If the pre-authorization fails or expires, the guest must provide a new one before access to the property is handed over.
8. Liability
- The guest is responsible for the property during the stay; damage, lost keys/access cards and abnormal cleaning are charged at actual cost, primarily against the security deposit.
- Skyline Stays' liability is limited to the amount of the stay, except in cases of gross negligence. Skyline Stays is not liable for interruptions of residence services (pool, elevators, works ordered by the building or the authorities).
- If the property becomes materially unavailable before arrival (damage, administrative prohibition), Skyline Stays will offer an equivalent property or a full refund, to the exclusion of any other compensation.
9. Governing law
These terms are governed by the laws of the United Arab Emirates; the courts of Dubai have jurisdiction.
10. Language
These terms are also available in French for convenience; the English version prevails.
