Dubai stretches more than 50 kilometres along the coast, and the area you pick shapes the whole trip: time spent in taxis, what you see from the window, the budget. We manage apartments in three different districts and spend our weeks on the ground — here is the comparison we would give a friend.
Downtown: the Dubai from the photos
The Burj Khalifa, Dubai Mall, the fountains, the Opera: everything that made you book the flight is here, on foot. It is the best choice for a first or a short stay, when every hour counts. The trade-off: it is the most expensive district, and lively until late.

Business Bay and the canal: the same skyline, quieter
Just south of Downtown, across the canal, Business Bay offers the same towers and often the same views, ten minutes from Dubai Mall, for noticeably less. The canal promenade at night is one of the nicest walks in the city.
We manage two apartments there: the Binghatti Canal, on the water with a pool facing the Burj Khalifa (9.8/10 on Booking, a 2026 Traveller Review Award winner), and the Urban Oasis by Missoni, in a tower designed by the Italian fashion house, with the area's only infinity pool and a double canal-and-sea view.
Arjan: the smart family pick
Twenty minutes by car from Downtown, Arjan is a newer, quiet residential district where your budget buys far more space — and features you almost never find in the centre, like a private pool on your own balcony. It is also the gateway to Miracle Garden and the Butterfly Garden, two of the best outings with kids (open roughly October to May).

Marina and JBR: the beach at the foot of the towers
At the other end of the city, Dubai Marina and JBR concentrate the public beach, the promenade and the restaurants. A very good choice if your trip is beach-first. Just be realistic about distances: 25 to 35 minutes by road to the Burj Khalifa depending on traffic. We have no apartment there today — we would rather tell you that than sell you a compromise.
Old Dubai: for a day, not necessarily for the night
Deira and Bur Dubai — the souks, the creek, the abras — are absolutely worth a visit; this is the Dubai that existed before the towers. Most travellers spend a great day there and sleep closer to their activities.

- First trip, 3-5 nights: Downtown, everything on foot.
- Best view-for-money: Business Bay, 10 minutes from Dubai Mall.
- Family with kids: Arjan, for the space and the private pool.
- Beach-first trip: Marina/JBR.
